When you think you have a grasp of the buying process, along comes the Condo Land Transfer Tax, and it can feel like a puzzle piece that just doesn’t fit. Here is an example of a breakdown of the transfer tax payment as follows: for the first $55,000 of the property's purchase price, the tax is 0.5%. If it's between $55,000 and $250,000, the tax increases to 1%. For properties exceeding $250,000, it’s a tiered structure that can reach up to 2% for amounts over $400,000. This program may provide you with a refund of up to $4,000, which can certainly alleviate some of the financial burdens associated with purchasing a condo. While this is great news for your clients, I also encourage them to familiarize themselves with the eligibility criteria to ensure they benefit from this program.

Beyond the transfer tax, factors like condo fees, property taxes, and even potential assessments may affect their decision-making process.
